Perfect Tankless Plumbing, San Jose, CA
The work
Water heaters first, with the full trade behind them
The name says tankless, and water heaters are the core of the business: sizing and installing tankless units, upsizing the gas lines they need, descaling them against San Jose's hard water, and repairing the tank and heat pump heaters that most houses still run. Around that core sits the rest of the plumbing trade, drains and sewers, leaks and slab leaks, fixtures, repiping, gas lines, water treatment and commercial work, because a house rarely needs only one of those things.
Most of our work is in San Jose and the neighboring Santa Clara County cities, where the housing ranges from pre-1950 bungalows with galvanized pipe to 1960s slab-built tracts and newer construction. Knowing which of those a call comes from tells us a great deal before we arrive.

Process
How a job runs, from the call to the cleanup
- 1
A person answers
Day or night, the call is picked up and put on the schedule.
- 2
Three questions first
Where the water or the problem is, whether it can be shut off, and what the house was built with.
- 3
Look before we price
Camera footage, pressure readings, located leaks or a tested part.
- 4
A clear scope
What we found, what we recommend and the options, in writing when the job is larger.
- 5
Permits when the code requires them
Water heaters, repipes, laterals and drain changes are permitted and inspected.

Guides
Who writes our guides
The homeowner guides on this site are written and edited by Cedric Greenlee, our plumbing guides editor. They cover the questions we are asked most, from tankless versus tank to what a sewer lateral inspection involves, using published local sources for any figures and naming those sources where they appear.
