Pipe leak repair in San Jose covers visible leaks under sinks, in crawl spaces and at outdoor hose bibs and irrigation stubs; we shut the affected line, replace the failed joint or section, and check the pipe on either side, because aging galvanized and older copper rarely fail in only one spot.

Emergency & Leaks

Why one leak is often a warning

A drip at a joint or a pinhole in a pipe is usually a local failure. But on aging pipe it is also a sample: the section beside it has seen the same water and the same years. We cut out enough to reach sound pipe and look at what comes out.

If the pipe is healthy, the repair is the whole job. If it is corroded inside, we tell you so, because patching the same line every few months costs more than planning a repipe.

Timing

How long the water is off

Most visible leak repairs take under two hours, and the water is off only while the section is replaced.

Crawl space repairs can take longer to reach and test, and we restore water as soon as the joint holds pressure.

Under-sink joints

Under-sink leaks come from compression fittings on the stops, the supply lines to the faucet, and slip joints on the drain. We tighten what is sound and replace what is not: braided supplies, new stops where the old ones weep at the stem, and fresh washers on the drain. Water that has soaked the cabinet floor for weeks usually means a slow drip from a supply connection, and we check the pipe behind the wall where the stop is mounted.

Crawl space lines

In raised-floor houses, supply lines run through the crawl space where leaks can go unnoticed for months. We crawl the line with a light and moisture meter, find the failed joint or pinhole, and replace the section with copper or PEX transitioned properly to the existing pipe. We also look for damp framing and insulation, and support any sagging pipe with proper hangers so it does not stress the new joint. If the section we cut out is badly corroded inside, you will see it, and we will tell you what that means for the rest of the line.

Outdoor hose bib and irrigation stub

Hose bibs leak at the packing nut, the washer or where the pipe passes through the wall, and the last of those can wet the inside of the wall without showing outside. We replace the bib with a frost-free or anti-siphon model where suitable, seal the wall penetration, and repair the irrigation stub-out if it is weeping at the valve. An outdoor leak that keeps the meter turning can add a surprising amount to the water bill before anyone thinks to look outside.

Local context

Crawl space houses and aging supply lines

The 1950s houses of Rose Garden and West San Jose mostly sit on crawl spaces, which is where their supply lines run and where a slow leak can drip unseen into the soil. Most San Jose homes date from 1950 to 1975, and galvanized steel from that period typically lasts 50 to 70 years, so a leak in one of these crawl spaces is often the first of several. We check the pipe on both sides of every repair for that reason.
