Perfect Tankless Plumbing, San Jose, CA
Toilet repair in San Jose usually means replacing a fill valve, flapper or wax ring, or resetting a rocking toilet on a repaired flange; a new toilet install includes a new supply line and shutoff check, and older homes often need the stop valve replaced at the same time.

Repair the toilet or replace it
A toilet that runs, rocks or leaks at the base is almost always repairable. Fill valves, flappers, flush valves and wax seals are standard parts. We replace toilets when the porcelain is cracked, when parts are no longer made for an old model, or when you simply want a better flush and a lower water bill.
The flange and supply matter as much as the toilet. A corroded or broken flange lets the toilet rock and the seal fail, and a seized stop valve turns a simple swap into a small repair.

Cost factors
What changes the cost of toilet work
We do not publish a local toilet price; the parts and what we find under the toilet set the scope.
- Repair or replace. a flapper is minor; a new toilet is a larger job
- Flange condition. a broken flange adds a repair
- Stop valve. old valves are replaced while the water is off
- Toilet choice. one-piece and wall-hung models take longer
- Floor condition. soft subfloor from a long leak needs attention first
- Bidet seat. a tee, shutoff and sometimes an outlet

Running toilet parts
A toilet that refills on its own is leaking from the tank into the bowl, usually through a worn flapper or a fill valve set too high. Constant running wastes a surprising amount of water. We replace the flapper and fill valve, set the water level below the overflow, and check the flush valve seat for scale, which is common with San Jose's hard water. If the tank bolts or gasket are weeping, we replace those in the same visit so the tank does not need to come off twice.

Wax ring and rocking base
Water at the base of a toilet, especially after a flush, points to a failed wax seal. A toilet that rocks breaks that seal repeatedly. We lift the toilet, inspect the flange, repair or replace it if it is cracked, corroded or set too low for the finished floor, and reset the toilet on a new seal with proper closet bolts. Shimming and caulking are done so the base is solid and stays that way, not to hide a movement problem underneath the toilet.
New toilet install
A new toilet install includes removing and disposing of the old one, checking the flange, setting the new toilet on a fresh seal, and connecting a new braided supply. We check the rough-in distance before you buy, because a toilet that does not match the drain spacing will not sit right. If the stop valve behind it is old, we replace it while the water is off. We finish by testing several flushes and checking the base and supply for leaks.
Bidet seat hookup
Electric bidet seats need a water tee at the toilet supply and, for heated models, a grounded outlet within cord reach. We fit the tee with a new shutoff so the seat can be isolated, route the supply neatly, and confirm the seat is level and secure. If there is no outlet within reach, an electrician needs to add one before the seat goes on. Non-electric bidet attachments use the same tee, need no power at all, and are usually a short job of well under an hour.
Local context
Old stop valves and supply lines in San Jose's older houses
In Willow Glen, Rose Garden and Naglee Park, much of the housing predates 1950 and still carries original galvanized supply lines, and across the city more than 40 percent of homes were built before 1970. Behind many toilets in those houses the stop valve has not been turned in decades and the threads behind it are fragile. We carry replacement stops and nipples on every toilet call, because the valve often fails the moment it is closed and the fix has to happen on the spot.
