Noritz tankless water heater repair in San Jose

Noritz units use two-digit codes much like other Japanese-designed tankless heaters. The code points us to a system; the repair depends on what we find behind it.

Perfect Tankless Plumbing, San Jose, CA

Noritz tankless repair in San Jose covers ignition and flame faults, which many Noritz models report as codes 11 and 12, scale and flow problems from hard water, and venting and condensate faults on condensing models; we test the cause, repair or descale the unit and confirm full-fire operation.

Common Noritz problems

Noritz heaters are durable, but like every tankless unit they depend on steady gas supply, clear venting, enough water flow and a heat exchanger free of scale. When any of those fails, the unit shows a code or simply stops producing hot water at higher flow rates.

We are an independent plumbing company, not affiliated with Noritz, and we repair Noritz units across the valley. Because code meanings vary between Noritz models, we check the code against your model's documentation before acting on it.

Timing

How long a Noritz repair takes

Most repairs are finished in a single visit of one to three hours, including a descaling flush.

If a part has to be ordered for an older model, we tell you the timing and, where possible, leave the unit running safely in the meantime.

No ignition and flame failure

On many Noritz models, code 11 means the burner did not ignite and code 12 means the flame was lost after lighting. We check the gas supply valve, gas pressure under load and the power supply first, then the igniter, flame rod and gas valve inside the unit. Units installed with an undersized gas line may light at low demand and fail when several taps run, so we test at full fire. We also check that the venting and condensate path are clear, because a restricted exhaust can stop a unit lighting even when the gas supply is fine.

Scale and flow problems

Scale on the heat exchanger and a clogged inlet filter reduce flow and make the unit cycle or overheat. In hard-water homes this is one of the most common reasons a Noritz starts acting up. We clean the inlet filter, flush the heat exchanger with descaling solution through the service valves and check that the minimum flow needed to fire is being reached at every fixture. Fixtures with clogged aerators or failing mixing valves can keep the flow below that minimum, so we check those as well before blaming the heater.

Venting and condensate

Condensing Noritz models produce acidic condensate that must drain freely through a neutralizer. A blocked condensate line or a vent run that has sagged or been crushed can trigger combustion faults. We inspect the vent from the unit to the termination, clear the condensate path and replace the neutralizer media if it is spent. Spent neutralizer media lets acidic condensate reach the drain, which can damage drain lines over time, so it is worth replacing on the same visit. We also confirm the vent pitch, so condensate drains back toward the unit as the manufacturer intends rather than pooling in the pipe.

Local context

Well water and Noritz upkeep

The City of Santa Clara runs its own water utility, with about 61 percent of supply coming from 26 city wells, 20 percent from SFPUC and 19 percent from Valley Water. Homes there and in other well-heavy parts of the valley see scale build faster inside any tankless unit, Noritz included. A yearly flush and a clean inlet filter prevent most of the flow and overheating problems we see.

Cost factors

What a Noritz repair costs depend on

We do not publish a local repair price; the fault and the part set it.

  • Cause behind the code. gas, flow, venting or component
  • Descaling. a flush versus a part
  • Condensate neutralizer. media replaced if spent
  • Gas line. undersized lines need an upgrade
  • Parts availability. older models vary
  • After-hours timing. emergency visits typically cost more
