Emergency & Leaks

What counts as a plumbing emergency

If water is running where it should not and you cannot stop it, that is an emergency. So is sewage coming up into a tub or floor drain, the smell of gas near a water heater, or no water at all to the house. A dripping faucet or a slow sink is not, and we will tell you that on the phone rather than send a truck at night rates for something that can wait until morning.

The first ten minutes matter most. Closing the main valve stops a burst pipe filling a crawl space, and we talk you through it on the call.

Warning signs

Signs you need a plumber tonight, not tomorrow

  • Water you cannot stopStill running after the fixture valve is closed.
  • Sewage in a tub or floor drainThe main line is blocked and every flush makes it worse.
  • Gas smell near the water heaterLeave, close the gas valve if safe, and call from outside.
  • No water at allA main break or a failed regulator.
  • Water near electricalSwitch off the breaker for that area before anything else.
  • A ceiling that bulgesWater is pooling above it.

After-hours calls

A call at two in the morning is answered the same way as one at two in the afternoon: by a person who can put a plumber on the board. We ask where the water is coming from, whether you have found the main shutoff, and what the house was built with, because that decides which parts go on the truck. If it can safely wait until morning, we say so and book the first slot; if not, a plumber heads out and stays in touch by phone.

Burst pipe shutoff

Most San Jose homes have the main shutoff near the water meter at the front of the property, or where the line enters the house. On older homes it is often a gate valve that is stiff after years of not being used. Turn it clockwise until it stops. If it will not move, the curb stop at the meter box can be closed with a meter key. Once the water is off, open a faucet at the lowest point to drain the pressure, and switch off electricity to any area where water has reached outlets or fixtures.

Overflowing toilet or tub

An overflowing toilet is stopped at the small valve behind it, turned clockwise. If the toilet keeps filling after a flush, lift the tank lid and raise the float by hand. When a tub or shower fills with water you did not run, the blockage is downstream in the main line rather than in that fixture, and running more water anywhere in the house will make it worse. Stop using water, keep the toilets closed, and call. That pattern usually needs the main cleanout opened and the line cleared.

Sewage backup response

Sewage coming up through the lowest drain means the main line is blocked or broken between the house and the street. We open the cleanout, clear the line with a cable or jetter, and camera it before we leave so you know whether it was a grease clog, tree roots or a failed section of pipe. Keep children and pets away from the water, avoid using any fixture, and let us know on the call if it has reached carpet or drywall.

Local context

Getting out of the Fairgrounds office at any hour

Our service office sits in the Fairgrounds district, just off Monterey Road near the Tully Road corridor, which gives an overnight call a straight run toward downtown and quick access to the freeways feeding the rest of San Jose. Most of the city's houses went up between 1950 and 1975, so the burst pipes we see at night are usually aging galvanized steel or pinholed copper rather than anything exotic. The truck carries repair couplings and shutoff valves for both.

Cost factors

What an emergency call costs in San Jose

Emergency pricing is mostly labor and time, and the figure below covers the San Jose market as a whole.

  • Plumber hourly rate (San Jose)$140 to $220 per hour. Planning range from proplumbersanjose.com, not our quote.
  • Time of day. night, weekend and holiday calls typically cost more across the market
  • What failed. a coupling on an exposed pipe is quicker than a line inside a wall
  • Access. crawl spaces, slabs and finished ceilings take longer to reach
  • Parts on hand. specialty parts may wait for morning
  • Temporary versus permanent. some calls end with a safe temporary repair
  • Water already spread. we stop the plumbing side; drying and restoration are separate work
