Perfect Tankless Plumbing, San Jose, CA
Plumbing calls across San Jose and nearby Santa Clara County cities are handled from our service office on Phelan Ave, with a head office in Vallejo; the phone is answered 24 hours a day, and we confirm on the call whether your address is on the schedule.
Coverage is described here in regions rather than as a list, because the work genuinely differs from one part of the valley to another. The age of the houses, what they were built on and what the pipes are made of decide which calls we get most, and knowing that helps us bring the right parts on the first visit.
Coverage by region
How the work changes across the area
Central San Jose and the older neighborhoods
Our office sits just south of downtown, so Downtown San Jose, Naglee Park, Rose Garden and Willow Glen are among the closest calls we take. These are also the neighborhoods with the oldest plumbing in the city: pre-1950 houses with galvanized supply lines, clay sewer laterals and mature street trees whose roots find every joint. Repiping, sewer camera work and hydro jetting make up a large share of the jobs here, along with the Eichler tracts around Willow Glen, where slab-built homes with radiant heat need careful leak and repipe planning.
North and east San Jose
North San Jose is mostly newer residential and commercial construction, including the office and tech buildings where commercial water heaters, restroom plumbing and tenant improvements are the usual calls. East of the Coyote Creek corridor, Berryessa and Evergreen were largely built as 1960s and early 1970s tracts on slab-on-grade foundations, so slab leaks, overhead reroutes and trenchless sewer replacement under mature landscaping come up regularly. Milpitas, just to the north, is covered from the same schedule.
South and west San Jose
Cambrian Park and Almaden Valley are slab-built neighborhoods where supply and drain lines run under the concrete, which shapes how we handle leaks, tub and shower conversions and repipes. West of there, we work across Campbell, Los Gatos and Saratoga, and north into Santa Clara, Cupertino and Sunnyvale. Water heater replacements, tankless conversions and softener installs for the valley's hard water are the most common requests from these cities.
The Vallejo area
Our head office is at 329 Arkansas St in Vallejo, in Solano County on the north side of the Carquinez Strait. Calls from Vallejo are handled through the same phone line, though the day-to-day field schedule is built around the San Jose office, so we will tell you honestly on the phone when we can be there.

Where coverage stops
We do not regularly schedule work over Highway 17 into Santa Cruz County, north of Sunnyvale on the Peninsula, or across the East Bay between our two offices. Those areas are a long drive from either office, and we would rather tell you so than arrive late.
If you are near the edge of the area, call anyway. For an emergency we will tell you plainly on the phone how soon we can reach you, so you can decide what to do next.
