Perfect Tankless Plumbing, San Jose, CA
Low water pressure in a San Jose home is usually caused by corroded galvanized pipe narrowing inside, a failed or misadjusted pressure regulator, scale in aerators, cartridges or valves, or a partly closed main valve; we test pressure at the hose bib and at fixtures to find which, then fix that cause.

Whole house or one fixture
If one faucet or shower is weak, the cause is almost always at that fixture: a scaled aerator, a clogged showerhead or a worn cartridge. If the whole house is weak, the cause is upstream: the regulator, the main valve, the supply line from the meter, or the pipes themselves.
We start with a gauge at the hose bib, which shows what the house is receiving, then check fixtures and valves until the drop is found.

Cost factors
What pressure repairs cost depend on
We do not publish a local price; the cause decides whether it is a small fix or a larger job.
- Cause. aerator, regulator or pipe
- Regulator replacement. valve size and access
- Pipe replacement. branch lines or a repipe
- Fixture parts. cartridges and showerheads
- Main valve. replacing a failing main shutoff
- Diagnosis time. finding a hidden restriction

Galvanized restriction
Galvanized steel supply lines rust from the inside, and the scale that builds up narrows the pipe until only a fraction of the original opening remains. Pressure at the hose bib may be normal while the upstairs shower barely runs, because flow through the narrowed branch is the problem, not pressure at the main. We confirm it by checking flow at several fixtures and by looking inside pipe removed during a repair. Cleaning galvanized does not work; replacing the affected lines does.
PRV failure
A pressure regulator that fails in the closed direction starves the house of pressure, and one set too low does the same. We read pressure above and below the valve, adjust it if it will hold a setting, and replace it if the internal parts have failed. A regulator that fails open causes the opposite problem, high pressure, so we check that the new valve holds steady with water running and with everything off before we leave, and we write the setting on the valve body.
Aerator and valve scale
Hard water leaves mineral scale in aerators, showerheads, cartridges and the small passages of mixing valves. The result is weak flow at one fixture while the rest of the house is fine. We clean or replace aerators and showerheads, descale or replace cartridges, and check the stop valves under sinks, which can be partly closed or scaled shut. It is often a short, inexpensive fix that makes an old shower feel new again, and a vinegar soak for aerators every few months keeps it that way between visits.
Local context
Galvanized pipe and pressure loss around San Jose
Santa Clara County's oldest residential plumbing is concentrated in San Jose and nearby cities such as Santa Clara and Campbell, which grew fast in the 1950s and 1960s. Neighborhoods like Willow Glen and Cambrian have many homes at or past the lifespan of their galvanized supply lines, and falling pressure at the upstairs shower is one of the most common first signs we see there. In those houses the answer is usually replacing the narrowed lines rather than adjusting anything.

FAQ
Low Water Pressure Repair questions from San Jose homeowners
A sudden drop often points to the regulator, a partly closed valve or a leak. A gradual drop points to scale or corroding pipe.
No. Scale inside galvanized can't be removed effectively; the pipe is replaced.
Usually not. Cleaning the showerhead or cartridge often fixes it.
If the regulator is set low, yes, within safe limits. If the pipe is narrowed, it needs replacing.
Only if galvanized restriction is the cause and affects several branches.
