Perfect Tankless Plumbing, San Jose, CA

Hydro jetting in San Jose clears drain and sewer lines with high-pressure water that strips grease, scale and fine roots from the full pipe wall; we camera the line first to confirm the pipe can take it, then jet from the cleanout and camera again to show the result.

Jetting versus snaking a drain

A drain cable, or snake, bores through a blockage and restores flow, which is often all a kitchen line needs. The trouble is what it leaves behind: grease coating the pipe wall and root hairs still in the joints. Those rebuild the clog within weeks.

A jetter sends water at high pressure through a nozzle with rear-facing jets that pull it down the line while scouring the walls. It cleans the whole diameter, not a channel through the middle, which is why recurring clogs often stop after a proper jetting.

Cost factors

What affects the cost of hydro jetting

We have not recorded a San Jose jetting range we trust, so we do not print one. The job is shaped by these factors.

  • Line length. a long run from the house to the street takes more passes
  • Cleanout access. no cleanout means pulling a toilet or adding one
  • What is in the line. grease clears faster than dense roots
  • Pipe condition. fragile pipe may need lower pressure or another method
  • Camera before and after. adds time and shows you the result
  • Commercial grease load. restaurant lines take longer than homes

Grease line jetting

Kitchen lines collect grease, soap and food fats that harden along the pipe wall and narrow it slowly. Cabling leaves most of that behind. We jet from the nearest cleanout with a nozzle sized to the pipe, working in passes until the water runs clear, then camera the line to confirm the wall is clean. Restaurants and homes with long runs from the kitchen to the main see the biggest difference. We also tell you what went in that should not, since habits decide how long the line stays clear.

Root cutting

Fine roots find their way into clay and older cast iron joints looking for water. A jetter with a root-cutting nozzle shears them back to the joint and flushes them out. Heavy, woody roots may need a mechanical cutter first. Jetting does not seal the joint, so roots return in time; we show you the camera footage and tell you honestly whether you are looking at maintenance every year or two, or at a lining or replacement that ends the cycle.

Pre-lining cleaning

Before a pipe can be lined with cured-in-place material, the wall has to be clean enough for the liner to bond. That means removing roots, scale and grease completely, and it is one of the jobs jetting does best. We jet in stages, run the camera between passes to check progress, and measure the pipe so the liner is sized correctly. Skipping or rushing this step is a common reason liners fail early, so we do not treat it as a formality.

Local context

Roots, clay and old laterals in San Jose

Many 1920s and 1930s houses in Naglee Park and Northside still drain through clay sewer laterals past their working life, and the big sycamores and oaks around Willow Glen and Naglee Park send roots into every joint they reach. Those are the lines where a cable clears the flow for a month and a jetter with a root nozzle buys a year or more. They are also the lines we camera first, because a cracked clay section can be made worse by high pressure.
