Perfect Tankless Plumbing, San Jose, CA
Before hiring a plumber in San Jose, ask how they will diagnose the problem, whether the job needs a permit and who pulls it, what the written scope includes, how the price compares with published regional ranges, what happens if they find more than expected, who answers after hours, and to confirm licensing and insurance before work begins.
1. How will you find the cause?
A good answer names a method: a camera for sewer lines, a pressure gauge for pressure problems, acoustic and thermal tools for hidden leaks, meter tests for gas and electric heater faults. An answer that jumps straight to a replacement without looking is a warning sign, especially on drains and water heaters, where the cheap fix is often the right one.
2. Does this job need a permit, and who pulls it?
In San Jose, inspections are mandatory for work involving supply lines or drain alterations, and every water heater replacement in California needs a permit. Sewer laterals, repipes and gas line work are permitted too. The plumber should pull the permit and schedule the inspection. If a quote for a water heater or repipe does not mention a permit, ask why.

3. What exactly does the scope include?
For larger jobs, ask for the scope in writing. A water heater replacement should cover strapping, venting, the relief valve line, the expansion tank where needed and haul-away. A tankless conversion should say whether the gas line is being upsized. A repipe should say how the walls will be opened and who patches them. Comparing quotes only works when they cover the same things.
| Job | Items a complete quote mentions |
|---|---|
| Tank water heater | Permit, strapping, venting, relief line, haul-away |
| Tankless conversion | Gas upsizing, venting, condensate, valves, permit |
| Repipe | Material, route, openings, patching, permit |
| Sewer lateral | Camera, method, permits, restoration, retest |
| Drain clog | Method, camera if it recurs |
| Slab leak | Locating, spot repair or reroute, flooring |

Call (669) 281-08714. How does the price compare with published ranges?
Many jobs have published regional ranges, and several appear in our guides: tank replacements, tankless installs, repipes and sewer laterals among them. A quote far above a range should come with a reason. A quote far below the range for a full job usually means something is missing, and it is fair to ask what.
5. What happens if you find more than expected?
Old houses hide things: a stop valve that snaps, a drain arm rusted through behind the cabinet, a second leak beside the first. Ask how that is handled. The answer you want is that work stops, you are shown what was found, and the extra is agreed before it is done.
6. Who answers after hours?
Plumbing emergencies rarely happen at convenient times. Ask whether the phone is answered at night and on weekends, and what happens when every plumber is already out on a job. A clear answer is better than finding out at two in the morning.
7. Can you confirm licensing and insurance?
Before work begins, confirm licensing and insurance with whoever will be doing the job. It is a quick check and a sensible one on any job that involves permits, gas or excavation.

On larger jobs, yes. Compare what each quote includes, not only the total.
Only if it covers the same scope. Missing permits or gas upsizing make a quote look cheaper than it is.
