Perfect Tankless Plumbing, San Jose, CA
For a typical 45 to 80 foot San Jose sewer lateral, published 2026 figures put trenchless pipe bursting at roughly $5,500 to $14,000 and open-cut replacement at about $9,000 to $22,000; bursting and lining avoid a full trench, while open cut is still needed where a line has collapsed or sagged badly.
The three methods
Open-cut replacement digs a trench along the whole lateral, removes the old pipe and lays new pipe in its place. It works on any line, whatever its condition, but everything above the trench, lawn, walkway, driveway or landscaping, has to be removed and restored.
Pipe bursting pulls a cone-shaped head through the old pipe, breaking it outward while a new joint-free polyethylene pipe follows directly behind. It needs a pit at each end. Cured-in-place lining inserts a resin-soaked liner into the cleaned old pipe and cures it into a new pipe inside the old one, sometimes through the existing cleanout with little or no digging.
What the published costs show
A San Jose plumbing cost guide puts replacement of a typical 45 to 80 foot lateral at about $5,500 to $14,000 by trenchless pipe bursting and about $9,000 to $22,000 by open cut. The difference is mostly surface restoration: a trench across a driveway or mature landscaping is expensive to put back.
Where the lateral crosses the public sidewalk, work in that stretch needs a City of San Jose right-of-way encroachment permit, with fees of roughly $475 to $1,250, whichever method is used. Lining costs vary with length and the number of branch connections that must be reopened.

| Pipe bursting | Lining | Open cut | |
|---|---|---|---|
| Digging | A pit at each end | Often one pit or none | Full-length trench |
| New pipe | Joint-free HDPE | Liner inside old pipe | New PVC |
| Pipe size afterward | Same or larger | Slightly smaller | Any |
| Suits | Cracked but continuous | Cracked but round | Collapsed or badly sagged |
| Published San Jose range | About $5,500 to $14,000 | Varies with length | About $9,000 to $22,000 |
| Surface restoration | Pits only | Minimal | Whole trench |
What the camera decides
The method follows the pipe's condition, and the camera shows it. A line that is cracked and root-invaded but still continuous is a good bursting candidate. A line that is cracked but still round, with a clean enough wall after jetting, can often be lined. A line that has collapsed, has a severe sag holding water, or has offsets too large for a bursting head or liner to pass needs excavation, at least at those points.
Many real jobs are a mix: bursting most of the run with a short excavation at a collapsed section. Any honest recommendation starts with showing you the footage.

The 1960s and early 1970s tracts across Berryessa, Evergreen and Cambrian Park often have decades of landscaping, driveways and hardscape over the sewer line. Older neighborhoods have mature street trees whose roots surround the lateral. In both cases, avoiding a full trench saves more than money; it saves the yard.
The point-of-sale lateral rule also matters. A seller facing a failed test often has weeks, not months, and trenchless jobs are usually finished in one to two days once permits are in hand.
Questions to ask before you choose
Ask to see the camera footage and where the defects are. Ask which method is recommended and why the others are not. Ask whether the price includes permits, encroachment fees if the sidewalk is crossed, cleanout work, and surface restoration. Ask for a camera recording after the work, so you have proof of the new line's condition for a buyer or for your own records.

FAQ
Questions readers ask about this
Not always, but published San Jose figures put bursting below open cut for a typical lateral, largely because less surface has to be restored.
A burst HDPE pipe is a new, joint-free pipe. A liner forms a new pipe inside the old one; both are designed as long-term replacements.
No. Collapsed or badly sagged sections need excavation at those points.
Usually one to two days on site, plus permit and inspection scheduling.
Yes, and an encroachment permit too if the lateral crosses the public sidewalk.
